Grand & Fir is a five-storey, 83-unit residential project located along the Island Highway in View Royal, BC, between Portage Park and the historic Four Mile Pub. The design embraces its unique setting by introducing higher-density housing while maintaining a strong connection to the surrounding landscape.

 A sensitive approach was taken to integrate the building into the park. The upper level massing steps back to reduce visual impact and provide generous roof decks. These decks, combined with carefully oriented glazing, offer views of Thetis Cove and Portage Inlet.

 A network of landscaped pathways surrounds the building, giving residents direct access to Portage Park and nearby urban areas. Landscaping blends seamlessly with the adjacent green space, softening the transition between built and natural environments.

The building’s material expression includes a curved brick massing with recessed balconies that anchors the entry, providing depth and texture. A linear volume clad in white board and batten extends deep into the site, providing a lighter, more open architectural expression that complements the adjacent park and residential context.
